One home, two payment destinations
An escrow account collects money for expenses such as property taxes and homeowners insurance alongside a mortgage installment. Paying those expenses directly does not erase them. The useful comparison is therefore both the lender payment and the full ownership budget. HOA dues, maintenance reserves and utilities are separate from the modeled lender payment, even when they belong in your household plan. A smaller lender payment alone does not establish lower overall costs.
Work through the complete example
Use a $400,000 price, $80,000 down payment, hypothetical 5% note rate and 30 years. Financing P&I is $1,717.83. The historical tax starting point is $3,580.00 per year, or $298.33 per month; hypothetical insurance is $125 per month. With both escrowed and no monthly PMI, the lender payment is $2,141.16. Add $100 HOA, $200 maintenance and $300 utilities for $2,741.16 full monthly ownership. These are planning assumptions, not a property quote.
Turn escrow off without losing expenses
Uncheck both escrow boxes in the calculator. Lender payment becomes $1,717.83, but the same tax and insurance are still present in full ownership. The difference is payment destination. The cost table identifies which components go through the lender. If only tax is escrowed, add only monthly tax to P&I and PMI for lender payment; insurance remains a separately paid ownership expense. Never add escrow as a second generic expense on top of its tax and insurance components.
Handle missing bills and changing costs
For a specific property, choose Unknown when a needed bill or premium is missing. A known subtotal is not a complete payment comparison. You can still explore using the transparent examples while keeping their provisional status. A written Loan Estimate may help identify projected payments, but taxes and premiums can change over time. This tool uses constant amounts and does not predict future escrow adjustments, shortages, refunds or a legal obligation to escrow. Review the assumptions, then save a scenario and compare the same cost categories.
